The city

Lubbock, Texas

The Hub City. A quarter-million people on the flattest, sunniest ground in Texas, anchored by a 40,000-student university and the hospitals for fifty counties. Here’s why the market works, and what I watch inside it.

Six reasons the city keeps growing

45k

Texas Tech

A Big 12 university with record enrollment, a medical school and a law school. Students and faculty are the city’s steadiest demand for housing, retail and medical.
50

Hospitals for fifty counties

Lubbock is the healthcare hub of the South Plains and eastern New Mexico. Medical office follows rooftops, and rooftops are heading south.
Cotton

Hub of a vast cotton region

Agriculture, ag-finance and ag-tech give the economy a base that doesn’t swing with any one industry.
$

Still affordable

Land, housing and labor cost well under the big Texas metros. People and businesses priced out of Austin and Dallas notice.
88

A second loop, under way

Loop 88 is being built around the south and west sides. The last loop made 82nd Street. This one is pointed at 114th.
Music

More culture than you'd expect

Buddy Holly’s hometown, the Depot District, a growing food scene and the High Plains vineyards that grow much of Texas’ wine grapes.

"The sky out here is the architecture. Everything we build sits under it."

Acreage
Listing side, LCAD

Corners set the price, not acres

A hard corner on Indiana asks nearly three times what acreage on Woodrow does. Frontage, visibility and what has already sold next door move the number more than size.
Corridor spotlight

114th Street

In a decade, 114th has gone from farm road to Lubbock’s next retail spine. Indiana, Quaker, Frankford and Milwaukee each cross it, and each crossing is a future hard corner.

Loop 88 will wrap just south. When it opens, 114th becomes an interior street with loop access at both ends, the same pattern that made 82nd Street.

What I'm watching this quarter

Replats and assemblage

Several 114th tracts are being replatted to add width or pick up a neighbor. Stonegate’s 4-acre record is going to 6.5. Assemblage is where the margin is.

Pad sales inside bigger tracts

Owners are selling half-acre to one-acre pads off larger corners. Two of my tracts already have partial sales, which confirms demand and resets comps.

Medical following rooftops

Clinics are chasing the new neighborhoods south. Small medical office on 114th is the quiet trade of the year.

Rates and patient capital

Land doesn’t cash-flow, so it’s rate-sensitive. Cash buyers and 3–5 year holds are winning while Loop 88 does the work.
