About

A Lubbock agent for people who want the straight version

Landon James Woods. Commercial real estate agent, licensed in Texas, working under a Lubbock brokerage.

I learned to drive on the farm roads south of 114th Street, back when it was the edge of town.

Today that same ground is where Lubbock is building its next retail corners, neighborhoods and medical offices, and I spend most of my week on it.

I’m a newer agent, and I’ll say so. I don’t have twenty years of closings to point to. What I have is time, attention and a habit of doing the research myself: pulling the LCAD record, reading the plat, calling the neighbor, driving the corner at 5pm to count the cars. On most deals you’ll work with me directly.

I believe the first conversation should be free, because it’s where you find out whether I’m useful. If I’m not the right fit, I’ll tell you who is.

Outside of real estate I’m usually at a Texas Tech game, at a kitchen island with a laptop open, or somewhere on the Caprock with a long view and no signal.

How a first conversation goes

Four steps, in this order. Most people finish the first three inside a week.

You book 30 minutes

Pick a slot or text me. Tell me roughly what you’re thinking: a budget, a tract you drove past, a business that needs a building.

We talk, I listen

Phone, coffee or a drive-by. You’ll find out whether what you want exists here at your number.

A written read

One page within 48 hours: what’s worth a look, what it’s really worth and what I’d do next.

We go to work, or don't

If it makes sense, I represent you. If not, you keep the note.

What you can hold me to

I answer the phone

Or I call back the same day. Land deals move on relationships and timing, and both die in voicemail.

I show my work

Every number comes with where it came from: the LCAD record, the comp, the plat, the conversation.

I tell you when to walk

I’d rather lose a commission than cost you a bad corner.

Want the straight version on a tract?

Thirty minutes, free. Bring a tract, a budget or a zoning question.
