Tell me a little about what you're working on. I reply the same day.

What I do

  1. 1

    Brief

Use, size, corridor, budget, timeline. I tell you if it exists here at your number.

  2. 2

    Search

Listed inventory plus the calls that matter: owners, other brokers, the people who know what's coming up.

  3. 3

    Research

LCAD record, plat, zoning, utilities, drainage, easements, traffic counts, comps. Every tract.

  4. 4

    Negotiate

Price, terms, feasibility period and the contingencies that protect you.

  5. 5

    Close

Title, survey, due diligence, lender coordination and a clean closing. Then a check-in six months later.

What you get

  • Weekly updates, in writing
  • Every number with its source
  • Off-market opportunities before they're listed
  • A buyer's agent who tells you when to walk

Asked often

How are you paid?

In most listed deals the seller’s side shares the commission, so my fee doesn’t come out of your pocket. On off-market deals we agree a buyer’s fee up front, before work starts.

Do I have to sign anything?

Yes, a buyer representation agreement in plain English, with a 30-day walk-away for either of us.
