Someone on your side of the table
Buying, selling or leasing, you get one person doing the research personally, negotiating for you and telling you the straight version.
A plain checklist from the research I do on every piece of ground, from the LCAD record to the 5pm traffic count.
The most common question in a first meeting. Short answer: the seller's side pays, and you get someone in your corner for it.
The outer loop is the biggest thing happening to Lubbock land values this decade. What it is, where it goes and what happened last time.
Acres are the wrong unit. How land is really priced on 114th Street, and why two tracts a mile apart can differ by $9 a foot.
Same four steps, every time
However we work together, it starts the same way.

Questions people ask first
Still wondering? A free 30-minute call is the quickest way to an answer.
Is the first consultation really free?
Yes. Thirty minutes, no fee, no obligation, no follow-up unless you ask for it. It’s how we both find out whether I’m useful.
How does a buyer's agent get paid on land?
In most listed deals the seller’s side shares the commission with the brokerage that brings the buyer, so representation usually costs you nothing out of pocket. On off-market deals we agree a fee up front, in writing.
Why are prices quoted per square foot instead of per acre?
Because that’s how commercial land trades. An acre is 43,560 square feet, and the difference between $9 and $18 a foot is the difference between a mid-block tract and a hard corner.
You're a newer agent. Why work with you?
Because you get me, not an assistant. I do the research personally, I answer the phone, and I work under an experienced Lubbock brokerage, so you get their backing as well.
